Our absolute maximum guest capacity is 27 achieved with a mix of couples and singles using all beds. The Town can accommodate eight doubles and five extra doubles in twin beds or bunks, or nineteen persons bedding as singles, without resorting to our overflow accommodation.
In Rent the Ranch situations only, the use of the original Ranch Bunk House, situated a hundred and fifty metres below the Town, can extend this by: one double room and a 4 person bunk room, or five persons bedding as singles. The double room here is a Queen size and the accommodation is more basic with a shared bathroom and toilet.
Total extended capacity would then be 19 Singles in the Town and 5 singles in the Bunkhouse = 24 Singles; or 8 Doubles in Double rooms in the Town, 5 Doubles in Twin bed or Double Bunk rooms in the Town and 2 Doubles in a Double room and Bunk room in the Bunkhouse = 15 Doubles. We do however restrict our guest numbers generally to 20 persons, although special RTR arrangements can be made. R

The Marshal requires you to leave town by 11am. Checkout and payment is at Hotel Reception. NZ dollar Travelers cheques, Mastercard, Visa and cash only accepted. Personal cheques definitely not accepted unless pre cleared 7 days, and cannot be used to finalise an account unless the total account is prepaid. Late checkouts only by arrangement. |
In order to confirm any general room reservation we require a 25% deposit of the total stay and current credit card details (with expiry date) as a guarantee. The balance of the account is settled on departure. Group and Rent the Ranch reservations require a 50% deposit of the total stay and credit card details. The final payment of the balance is due no later than 14 days prior to arrival of the group. Any extra costs are settled on departure. Deposits on room reservations are non refundable inside 30 days. “No Shows” will be charged 100% of the applicable stay. Deposits on Group and RTR reservations are non refundable inside 90 days. “No Shows” will be charged 100% of the applicable stay. |
Self service Coffee & Tea are available in the Hotel Lobby from dawn to late at night. Newspapers from “Back East” (if the stage gets through) are often available, a day or so late, in the Parlor . |
This is an Old West wooden town.
Absolutely no candles or fireworks are to be brought onto the property or lit inside or outside any building. We have backup generator power if this is ever needed. Fire Alarms, Smoke Alarms, a fully integrated sprinkler system & PA systems are integral to all buildings. Do not smoke anywhere inside. Costs relative to a negligent Sprinkler discharge will be the guest’s responsibility. |
Every premium guest room has an individual under floor heating On/Off switch. To conserve energy please turn off when leaving the room. A Fan is provided in each room. Fans are controlled by conventional turn knob speed controls or push button pads contained within period frame covers. Refer instructions inside cover doors. |
We have an internet connection, utilizing our Satellite link, adjacent to the clerk’s desk in the telegraph office for Laptop download of e mails, but you will be shot if caught in the act. |
Bed linen is changed for each new guest or after every second night. Towels changed daily. Fresh towels provided in Bath House for each visit

Light bags can be carried to the Hotel Reception, heavier bags will be brought to your room from the drop off area and returned to your car after Checkout on request. |
We respect your privacy in this remote Hideaway. Housekeeping is available until 1pm. “Do Not Disturb” signs will be regarded as follows: No attempt will be made to contact guests with a displayed sign. Rooms will not be serviced that day if sign remains after 1pm. |

Groups can "Rent the Ranch". This includes EXCLUSIVE OCCUPANCY of "The Ranch" and "The Town". Extra charge activities – Ranger rides and Gunslinging are available at the relevant additional charge. Numbers Trail Riding at any one time would be limited to horses available.

We are not responsible for lost or damaged belongings during your stay. Valuables should be deposited in the Hotel safe if you are worried about them. You are responsible for your own safety while undertaking activities at the Ranch. |
We do not accept children under 13 years of age
Sorry no pets are allowed on the Ranch or in the Town.
No smoking in any building. Any guest who ignores this rule will be responsible for losses arising from their actions, and a $200 cleaning fee will be levied. |
Safety deposit is available at the Hotel Reception. We are not responsible for valuables and personal items left in rooms. |
Telephone calls can be made on a payphone installed in a period cabinet in the Hotel Lobby. This is the only way to telephone out of town. A Laptop connection exists in the Telegraph Office which will enable our Satellite internet installation to be utilized for laptop receipt of emails. This internet socket is located on the wall at the left hand end next to the Telegraph clerk’s desk. |
Country plumbing means only put toilet paper in the toilets nothing in the toilets unless you have eaten it first. Use sanitary bins for other items. |
Casual visitors are not permitted at Mellonsfolly Ranch or Waterfall Mountain. THE TOWN IS NOT OPEN TO DAY TRIPPERS! Entry is restricted to guests with a deposit paid accommodation booking. Look for our annual open days and town tours. |
